• Obtaining Overseas Investment Office (OIO) and Anti Money Laundering (AML) documentation from you.

• Following up with you on your specific conditions.

• Searching the Personal Property Securities Register.

• Obtaining advice from your lender, and documentation.

• Discussions with you regarding the Banks requirements and confirmation of disclosure.

• Preparing the legal documents for the transfer (ownership) and registration of a new mortgage.

• Meeting with you to sign, or organising alternative means of witnessing and signing to execute documents.

• Attending to the purchase including the registration of documents with Land Information New Zealand (LINZ).

• Reporting to you and your lender, including a copy of your record of title.

Package additions:

Kiwisaver and Kainga Ora First Home Grants - $80.00 per application.

Due to some banks requirements there is an additional charge of $200.00 payable for lending with ANZ, SBS and Westpac Banks.

From time to time we may need to charge non-standard transaction fees. Rest assured, we will discuss these with you and obtain your instructions prior to proceeding.

Non-standard transactions may include situations such as: the property is being purchased by a trust or company, the property is a unit title requiring additional documentation, there are guarantees involved in the Bank documents, issues arise from a contract condition requiring extensive negotiations, settlement is delayed requiring notices, extra work or costs are required for some other reason.

Your bespoke Sellers Package includes:

• Receiving and advising on the terms and conditions of your sale and purchase agreement.

• Obtaining Anti Money Laundering (AML) documentation from you.

• Searching your historical record of title and advising on possible Brightline tax obligations.

• Discussions with you as to confirmation of conditions and unconditional contract.

• Requesting a discharge of mortgage from your mortgagee.

• Obtaining rates searches for apportionment details.

• Preparing the legal documents for the discharge of mortgage and transfer (sale).

• Meeting with you, or organising alternative means of witnessing and signing to execute documents.

• Attending to settlement, repayment of mortgage, rates and other outgoings, and net sale proceeds.

• Reporting to you and your mortgagee, including a statement of account.

Your bespoke Refinancing Package includes:

• Receiving your instructions and documentation for your new lender

• Obtaining Anti Money Laundering (AML) documentation from you.

• Searching your title and advising you existing mortgagee of the discharge request

• Checking of your local authorities rates as required by your lender

• Discussions with you regarding the Banks requirements and confirmation of disclosure

• Preparing the legal documents for the discharge of mortgage and registration of new mortgageMeeting with you to sign and execute documents

• Attending to the refinance including the discharge and registration of documents with Land Information New Zealand (LINZ).

• Reporting to you and your new lender, including a copy of your amended record of title.

Package additions:

Due to some banks requirements there is an additional charge of $200.00 payable for lending with ANZ, SBS and Westpac Banks (some smaller banks may also have these requirements).

From time to time we may need to charge non-standard transaction fees. Rest assured, we will discuss these with you and obtain your instructions prior to proceeding.
